The <br /> Commission should take public testimony on the plan and then make a recommendation to the City <br /> Council. The City Council will act on the Land Use Plan at its July 27`s meeting. <br /> The Land Use Plan is based on the strategic vision developed late last year,several meetings <br /> with the property owners and businesses and a meeting with the residents. Last month the <br /> Commission reviewed two alternative Land Use Plans and made several suggested changes. <br /> The Plan has the following primary characteristics: <br /> • The existing shopping center including the former grocery store focuses on a Village Green, <br /> which would be designed to create a small town feeling. This Green could contain such <br /> community uses as a band shell/gazebo,park benches and trees and a water feature. <br /> • The Green is the center point of the plan and is connected to the residential areas and the <br /> larger community by a system of lineal park trails. <br /> • The primary land use around the Village Green is retail shopping and accessory parking <br /> • The retail adjacent to the shopping center has been slightly re-configured with additional <br /> retail.About 24,000 square feet of new retail would be added to the area. <br /> • The Fire Station and Liquor operations would be retained in the area. <br /> • Additional parking would be added and the existing inefficient parking arrangements <br /> improved.The amount of new parking would be greater then the existing parking and would <br /> accommodate the new retail as well as the existing retail. <br /> • Some of the single-family homes are retained in the southwest corner of the area <br /> • A small 18,000 square foot office area is added in the southwest area to complement the bank <br /> just to the northwest across Kenzie Terrace. <br /> Should you have any questions please call. <br /> Sincerely, <br /> ,"K usisto,L <br /> Ce-'7 <br /> Richard Krier,AICP <br /> Cc City Manager <br /> Encl. <br /> Offices: Hibbing • Minnetonka • St.Paul • Twin Ports <br /> (612)933-0972 • 6110 Blue Circle Drive • Suite 100 • Minnetonka,MN 55343 • FAX(612)933-1153 <br />
