STAFF REPORT <br /> To: Planning Commission <br /> From: Kim Moore-Sykes, Management Assistant <br /> Date: November 16, 1999 <br /> Subject: Garage Setback Permit for Kittelson, 3549 Stinson Boulevard <br /> BACKGROUND. <br /> John and Nadine Kittelson, 3549 Stinson Boulevard, have submitted an application for a garage setback permit <br /> in order to build a two-car garage on the site of the currently existing single-car garage. According to the owners, <br /> the current garage is in poor repair and is in need of replacement. <br /> The Kittleson's are requesting a Garage Setback Permit because of the configuration of their lot and the <br /> placement of their driveway. Their lot-is long and narrow, 54 feet x 153 feet and the driveway runs along the <br /> length of the lot on the south side of the lot. Because of the configuration of the structures and driveway on this <br /> property,the proposed garage has to be constructed in the south side yard of their lot. <br /> The plans that the Kittleson's have submitted for the proposed garage is 20 x 32 and appears to be a <br /> prefabricated garage. It is also larger than what is described in the City's ordinance. In doing the calculations to <br /> determine the what affect this would have on their lot coverage, Staff determined a 660 square foot garage <br /> increases lot coverage 1%over the lot coverage a garage at 528 square foot would have on this property. <br /> The site of the proposed garage will not negatively impact adjacent properties. The property owners to the south <br /> of the Kittleson's have an attached garage and their structures are set closer to Stinson Boulevard. As such,the <br /> proposed garage will be adjacent to the neighbors rear yard and not close to any structures on the neighboring <br /> property. <br />
