The primary tenant for this building will be the new St. <br /> Anthony Village liquor store, which replaces the existing store on the same site. The liquor store will be <br /> approximately 9,000 s.f.. The balance of the center will be leased to smaller retail service tenants. <br /> (Unknown at this date). <br /> Building Two is a 6,000 s.f. Spectators Restaurant&Sports Bar. <br /> The site is approximately 2.4 acres with approximately 25% coverage by buildings and 50% coverage <br /> by paving and sidewalks. <br /> The Architecture of the main building will front on 3 sides with the primary building materials wrapping <br /> around ends and 20' back onto the rear wall. The restaurant building will have primary building <br /> materials on all 4 sides due to its location and visibility on the site corner. <br /> To develop this project will require at least two conditional use permits. The balance of the tenants will <br /> be reviewed on a case by case basis as they are identified. <br /> 1. The proposed liquor store is a conditional use in the"C—General commercial district' <br /> 2. The proposed restaurant/Sports Bar is a conditional use in the"C—General commercial district' <br /> The site design concept for this project is to bracket the site with buildings on the north and south and <br /> keep the parking lot between to: <br /> A.
