OERTEL ARCHITECTS <br /> 1795 ST CLAIR AVENUE, ST PAUL,MINNESOTA 55105 <br /> DATE: June 10, 2003 <br /> TO: Saint Anthony Village Planning Commission <br /> FROM: Oertel Architects <br /> RE: Saint Anthony Fire Station <br /> MEMORANDUM <br /> General Description of Building Plan and Site Layout <br /> The proposed fire station is approximately 13,500 square feet in size and consists of apparatus <br /> bays, offices, dorm rooms and support areas. The vehicle areas are one story and the living/work areas <br /> for staff are two stories in height. The building is centrally located on the site with an entrance to the north <br /> and exit to the south of the fire house. Because of the location of the hose/training tower within the <br /> building,this space will also be where training exercises are conducted. The double stall parking would be <br /> used for everyday parking, and parking for fire fighters who have come in for a call. The southern portion <br /> has one row of parking, which will be used similarly to the parking on the north. The paving in front of <br /> the apparatus bay doors is large enough for pulling the vehicles out for exhibition, cleaning and <br /> maintenance. <br /> Specific Site Layout <br /> As shown on the plan, the distance from the east building elevation to the property line is 27'-10". <br /> The zoning code dictates that distance to be 20%of the lot depth or 25'-0", which ever is greater. Since <br /> this property is adjacent to city property, Susan Hall, the Assistant City Manager, has advised that the rear <br /> yard setback is unlimited. The front yard set back as dictated by the zoning code o r 30'-0. A variance for <br /> this setback is requested since the proposed dimension from the front property line is 19'-1. <br /> The building's location creates four specific areas on the site. On the west side of the site,there is <br /> an area for low landscaping and a location for electrical service. The minimal landscaping is for visibility <br /> and safety purposes. Denser landscaping, consisting of trees and shrubs,will be located on the northern <br /> portion of the area, while low shrubs and other plantings will be located on the southern half to benefit the <br /> necessary site lines for emergency vehicles exiting the site. The portion of the site to the north of the <br /> building is nearly entirely paved. This will facilitate entry into the apparatus bays, any equipment <br /> maintenance issues,parking, and training. The hose tower, which is located off the rear of the building, <br /> will double as a training facility.
