Juron, Inc dba Tires Plus Apache
1315 Larpenteur Ave W.
Roseville, Mn 55113
St. Anthony Village
Planning Commission
3301 Silver Lake Rd
St Anthony, Mn 55418
February 17, 2004
Dear Planning Commission,
We are applying for a Conditional Use Permit on Lot 8, Block 7, Mounds View Acres
Second Addition, for the purpose of moving our Tires Plus Apache location. On January
. 20'', 2004 the City of St Anthony and Mike Mornson officially notified us that we would
have to relocate our business because of the Northwest Quadrant Redevelopment.
We have been offering the community automotive repair for over twenty years at the
Apache location. Through these years we have gained a loyal customer base and
developed great friendships in the community. Many of our guests rely on us not only for
repairing their vehicles but also keeping the records of their maintenance. Many have
voiced their concern with us as to our situation and are worried that we will no longer be
able to provide them the services they need for their cars.
In 1996 we renewed our lease with the City on the property, despite the mall's
deterioration, because we felt a loyalty to our customers and the community. A few years
ago, we invested over$60,000 in the interior of our showroom to help freshen the look of
the store. Throughout the years we have maintained a clean environment, making sure
vehicles are picked up on a timely basis, and disposing of our product properly.
The redevelopment that we were originally shown included us in what was termed
" Automotive Row". We were excited to see the changes and glad to be part of the
project. Last fall, we learned that there would be no"Automotive Row" and that we were
not part of the plans for the redevelopment. Being proactive, we secured the two lots
across the street from our current location in hopes of building a new store and
continuing our relationship with the community. We are here today to apply for a
Conditional Use Permit for Lot 8 (lot south of TCF Bank). We hope that you will grant us
this permit so we can continue our positive relationship with St. Anthony.
Sincerely,
Dennis Knapp
General Manager Tires Plus Apache
