The final construction plans and <br /> specifications shall be subject to written approval of <br /> Landlord. <br /> Operating Costs: Tenant shall be responsible for its prorata share of operating <br /> costs. The term"operating costs" shall include real estate <br /> taxes, interior and exterior common area maintenance, <br /> insurance,utilities and other general costs associated with <br /> the operation of the building. <br /> Utilities: All utilities serving the Premises(ie., gas, electric, water, <br /> and sewer) shall be separately metered and Tenant shall be <br /> respond for payment directly to the utility company. <br /> Parking: Tenant shall be entitled to the non-exclusive use of the <br /> parking area at the BuildiA.g. In no event shall parking by <br /> Tenant obstruct parking or access to any other space <br /> occupied at the Property. <br /> Deliveries: All deliveries to Tenant's Premises shall be limited to the <br /> north or west sides of the Building in front of Tenant's <br /> Premises. Tru no event shall said deliveries obstmuet parking <br /> or access to any other space occupied at the Property. <br /> Reciprocal Easement In the event the Owner sells or conveys the Property <br /> Agreement: (currently platted as Lot 5,Block 1., Silver Lake Center), <br /> which includes Tenant's demised-premises, the lease shall <br /> include language to reflect that the Property shall be <br /> separate from the Shopping Center and that Tenant's rights <br /> in common areas of the Shopping Center or any other rights <br /> may reflect only such rights as set forth in that certain <br /> Reciprocal Basement Agreement, dated as of May 6, 1996 <br /> (the trMA"). <br /> Signage: Building Signage: Subject to municipal sign ordinances and <br /> the REA,Tenant shall have the right to install,exterior <br /> • building signage at Tenant's sole expense. <br /> Monumnt Signage: Subject to municipal sign ordinances <br /> and the REA, Tenant shall have the right to install a reader <br /> board on the new monument along Silver Lake Road at <br /> Tenant's sole expense.
