• <br /> MEMORANDUM <br /> DATE: August 1, 1996 <br /> TO: Mike Mornson, City Manager <br /> FROM: Roger Larson, Finance Director <br /> ITEM: AVERAGE VALUATION/HENNEPIN & RAMSEY COUNTIES <br /> To help determine the valuation of average St. Anthony home we should use at the October 1st <br /> Budget Work Session, I contacted both Hennepin and Ramsey County Assessors offices for <br /> property valuation statistics. <br /> The following is a recap of the information: <br /> Ramsey County: <br /> • 1) The average valuation of a St. Anthony home in Ramsey <br /> County is $ 122,650. <br /> 2) The mean/median(exactly the middle) in Ramsey is $ 113,110. <br /> 3) The average for the entire County is $ 98,708. <br /> 4) St. Anthony residential parcels total 148. <br /> Hennepin County: <br /> 1) The average valuation of a St. Anthony home in Hennepin <br /> County is $ 110,800. <br /> 2) The mean/median (exactly the middle) in Hennepin is <br /> $ 107,000. <br /> 3) St. Anthony residential parcels total 1,734. <br /> 4) Larry Miller is unaware of an average number being tracked <br /> for the entire Hennepin County. <br /> A. Hennepin County has multiple assessors: <br /> a. Minneapolis does their own. <br /> b. Independent Contractors. <br /> c. Hennepin County Assessors. <br /> B. Mr. Miller indicated if there was number, he <br /> • would be hesitant to use it because of many low <br /> priced areas in the City of Minneapolis. <br />
