Unless joist and beam <br /> reinforcement is provided,it is not likely the structure can support additional lc>Ads, This would have to be <br /> analysed by a structural engineer. Also,we are not convinced that framing over the existing fascia is a wise move. <br /> Those existiug soffits were framed up with wood studs and do not line up with the revised fascia of the liquor store. <br /> We recommeud snipping off the fascia to expime the steel substructure(as war,done with ease on the liquor store) <br /> and then adding the light gauge steel studs as a support for a fascia that aligns with the liquor store. <br /> Aesthetics <br /> The sketch shows a lack of distinction between the customer sales area and the service area as a result of a <br /> consistent soffit elevation around the Tires Plus store. We recommend keeping the soffit high at overhead doors <br /> and lowming the pordons at the customer safes area. For one thing,this will reinforce the sepaiation between the <br /> service area and the customer sales area,and for another,it would etimifi&&field t6 i4iir and maintain the <br /> tacky wall finishes above the:storefront windows. Also,we recommend the audition of fllasbnry piers(similar to <br /> the liquor store)to add a sense of scale and to break up the long and monotdiidils fascia that is being proposed. At <br /> a minimum,piers should be introduced between the service area(with its high soffit)and the customer area(with <br /> its low soffit). Introducing lines in the soffit will do little on their own to break up the anffit. Ughting is an <br /> excellent idea and one that you will find on the alternate plans submitted earlier with the liquor store drawings. <br /> See our drawings Aha and Asa for elevations and wall sections depicting our earlier r6WHimended design. <br /> General <br /> As you are aware,the history of this BUddin;g is fraught with short cuts it,id make-bvels that havd edst glenty to <br /> correct.
