These issues are: <br /> • What to do with the KA property. Kr&4x/;Z/Arn,cLa 501'— <br /> • How to reinforce the shopping center sales in light of the recently open Quarry. <br /> • What to do with the office service area near Lowry Avenue. <br /> • How to generate money to create streetscape improvements that will make the shopping <br /> area more attractive. <br /> What I would suggest is that I spend a 21/2-hour working session with the BRA and Planning <br /> Commission. With a little preparation on my part,that is all of the time it will take for us(IFMA, <br /> Planning Commission and myself)to formulate a redevelopment strategy for the area. This strategy <br /> would consist of the following: <br /> • Develop a realistic use for the KA property including the expected use,the economic <br /> value it will generate for the City, and a list of possible developers who have a successful <br /> redevelopment track record. <br /> + Strategically position the shopping center to account for the recently opened Quarry. <br /> Develop a realistic use for the triangle near Lowry Avenue, including the use the value <br /> generated and the of list of developers who can successfully cbmplete the task. <br /> • . Create a source to finance streetscape and parking lot improvements. <br /> As you may recall I have knowledge of the Kenzie Terrace area and I have extensive experience <br /> working on several redevelopment projects in the recent past.I have enclosed my resume and a list <br /> of economic development and redevelopment projects. <br />
