• CITY OF ST. ANTHONY VILLAGE <br /> RESOLUTION 04-045 <br /> A RESOLUTION APPROVING A VARIANCE <br /> REQUEST FOR PROPERTY ADDRESSED AS 3201 -32"AVENUE NE <br /> WHEREAS, the property owner, John Lovelette, is requesting three variances: <br /> 1) Is a square footage variance, the property is only 8,750 square feet where our <br /> ordinance requires a lot size of 9,000; <br /> 2) The current ordinance requires a minimum lot width of 75 feet and this particular <br /> property is 50 feet in width; <br /> 3) The petitioner is also requesting a floor area ratio (FAR) variance. The floor area <br /> maximum is 30 percent of the lot or 2625 square feet in this case. The proposed <br /> FAR is 2724 square feet. The amount of this variance is 99 square feet. <br /> WHEREAS, following the public hearing held by the Planning Commission on May 18, 2004, the <br /> Planning Commission recommended Council approve said requests as the following <br /> requirements for these variances were met by this request: <br /> • 1) The property cannot be put to reasonable use without this variance. The existing <br /> house is below standards of existing ordinance. The proposed home fits into the <br /> neighborhood and is not obtrusive; <br /> 2) Condition pre-dates the owner and the owner, which creates a hardship, does not <br /> create the size of the lot. The property cannot be put to use without the <br /> variance; <br /> 3) This is needed to allow the building of the home, because of the extra narrow lot <br /> it poses ordinary circumstances and only applicable to this property. <br /> NOW, THEREFORE, BE IT RESOLVED, that the City Council of the City of St. Anthony hereby <br /> approves the 1) the square footage variance, 2) the minimum lot width variance, and 3) the floor area <br /> ratio, request submitted by John Lovelette for the property addressed as 3201-32nd Avenue NE, as <br /> recommended by the St. Anthony Planning Commissi <br /> Adopted this <br /> p cV- day of , 200 <br /> Mayor <br /> • ATTEST: GL �� <br /> City Clerk <br /> Review for Administration: <br /> City Manger <br />
