ANTHONY VILLAGE <br /> RESOLUTION 11-073 <br /> A RESOLUTION APPROVING THE ADMINISTRATIVE LOT COMBINATION FOR 3629 <br /> ROOSEVELT,LOT 9,BLOCK 1 SOO LINE ADDITION;LOT 10,BLOCK 1, SOO LINE <br /> ADDITION;LOT 23,BLOCK 1,SOO LINE ADDITION;LOT 24,BLOCK 1, SOO LINE <br /> ADDITION;AND THE SOUTH HALF OF LOT 25,BLOCK 1,SOO LINE ADDITION, <br /> HENNEPIN COUNTY,MINNESOTA <br /> WHEREAS, the St. Anthony Planning Commission reviewed the request by property owner, <br /> Larry Alm,for a lot combination of the five(5) lots that are 3629 Roosevelt Street <br /> NE;and <br /> WHEREAS, staff presented an email from the City Attorney stating that an Administrative <br /> Lot Combination process for Mr. Alm's request for lot combination is <br /> appropriate;and <br /> WHEREAS, the property owner of 3629 Roosevelt Street NE is proposing to combine the lots <br /> solely for the purpose of receiving one tax statement from Hennepin County;and <br /> WHEREAS, the property owner has stated that he has no intention of splitting the resultant <br /> lot to sell it, that he is building a house on the larger, proposed combined lot;and <br /> WHEREAS, the Planning Commission found the following requirements for R-1 lots are in <br /> compliance regarding 3629 Roosevelt Street NE,Lots 9, 10,23,24, and 25, Block <br /> 1,Soo Line Addition,Hennepin County, Minnesota: <br /> 1. Access. A residential lot must abut by its full frontage on a public street. <br /> 2. Size. The minimum dimensions for the single-family residential lots are: <br /> a. Lot area meets minimum lot area of 9,000 SF <br /> i. approximately 22,842 SF <br /> b. Lot width meets minimum lot width of 75 feet <br /> i. 113.5 Feet <br /> c. Maximum Floor Area Ratio of 0.3 <br /> i. 0.3 <br /> d. Building Setbacks <br /> i.
