Planning Commission Meeting Minutes <br /> December 16, 2003 <br /> Page 4 <br /> Ms. Jetnik indicated her second issue is that when the homes were built originally people <br /> 2 were able to pick their address with no rhyme or reason so she is 2712 and they are at <br /> 3 2800 right next door which makes it hard for people attempting to locate her home. She <br /> 4 then commented that the proposal would put their house out in front of hers and anyone <br /> 5 coming down the street would not be able to see her home. <br /> 6 <br /> 7 Ms. Jetnik indicated that the addition out the front of this home would destroy the view <br /> 8 of her home from the street as a person travels down. She then said that there are other <br /> 9 alternatives and asked that the Commission consider her concerns as she feels this is too <br /> 10 much of a variance to grant. <br /> 11 <br /> 12 Commissioner Hoska asked if there would be room to add on out the back and stay away <br /> 13 from the existing tree in the back. <br /> 14 <br /> 15 Mr. Rabine indicated that the tree was approximately 15 feet from the home. <br /> 16 <br /> 17 Chair Melsha closed the public hearing at 7:22 p.m. <br /> 18 <br /> 19 Chair Melsha indicated that he felt the lot coverage variance could be supported due to <br /> 20 the uniqueness of the property because of the long driveway and garage that is set back <br /> 21 on the property. <br /> 0 Commissioner Stromgren indicated that the ramp, if made from pervious material,would <br /> 24 not have to be counted toward lot coverage. <br /> 25 <br /> 26 Commissioner Tillman indicated that she was not concerned with the lot coverage as the <br /> 27 ordinance was recently changed to accommodate smaller lots to up to 40% lot coverage <br /> 28 and this would be 36 or 37%. <br /> 29 <br /> 30 Commissioner Tillman indicated she is a little concerned about the front yard variance as <br /> 31 she is not certain that the criteria can be met because it is possible to go out the back or <br /> 32 add a second level. <br /> 33 <br /> 34 Commissioner Steeves commented that the most essential setback is the front setback <br /> 35 from the street as that is what gives the street its look. He further commented that going <br /> 36 this distance forward of the other homes on the street would change the way the street <br /> 37 looks and he would not support it. He then said that it seems there would be a way to add <br /> 38 the bedroom off the back and have the bathroom in the front near the existing plumbing. <br /> 39 <br /> 40 Commissioner Stromgren indicated that the Commission needed to consider future <br /> 41 neighbors not just those living next door now as well as whether the addition would <br /> 42 adversely impact the value of the neighboring property. He then commented that there <br /> 43 are other options for accommodating the additional bedroom such as moving the <br /> applicant's son downstairs to allow the elderly parents to remain on the main level or <br /> adding a bedroom off the back. He further commented that he sympathized with the <br /> 46 applicant but feels there are other options to accomplish the goal. <br />
