Planning Commission Meeting Minutes December 21, 2004 Page 2 1 Chair opened public hearing at 7:04 p.m. 2 3 Ms. Moore-Sykes stated that Mr. John Dennison, 2812 Silver Lane is requesting that a 20-foot 4 strip of land that he is purchasing from the owner of the adjoining property at 2825 Silver Lane 5 be split from that lot and subdivided to add it to his property. She explained that the proposed lot 6 split would not adversely affect 2825 Silver Lane noting that the lot would continue to meet the 7 requirements of the City's lot requirements for R-IA, Single Family Lakeshore and also the City 8 zoning ordinance. She reviewed with the request with the Commission. 9 10 Craig Keppler, Representative for Mr. Dennison stated that the request under consideration 11 corrects the original request adding that he is present to answer any questions the Commission 12 might have. 13 14 Chair Stromgren asked if any of the neighbors in the area have expressed any concerns. Ms. 15 Moore-Sykes stated that she received two phone calls from residents, a neighbor and a 16 prospective buyer, called to ask what was going on with the property. She explained the request 17 noting that their concerns were addressed. 18 19 Mr. Dennison stated that this would not adversely affect the home on the property and briefly 20 reviewed his request with the Commission. 21 22 Chair Stromgren closed the public hearing at 7:08 p.m. 23 24 Motion by Vice Chair Hanson, seconded by Commissioner Tillman, to recommend approval of 25 the application for the subdivision of Lot 2 Block 1, Birkeland 2"d Addition; plus 20-feet of Lot 26 1, Block 1, Birkeland 2"d Addition, as an addition to the property at 2821 Silver Lane. 27 28 Motion carried unanimously 29 30 Chair Stromgren stated that City Council would consider this request at their January 11, 2005 31 Regular meeting. He suggested that the applicants be present to answer any questions the 32 Council might have. 33 34 B. Subdivision of Property at 2504—39`h Avenue Northeast 35 36 Chair Stromgren opened the public hearing at 7:10 p.m. 37 38 Ms. Moore-Sykes stated that Hunt Associates, owner of the 5.4-acre property located east of 39 Stinson Boulevard and just south of 39`h Avenue is requesting for a subdivision/plat approval to 40 subdivide and replat the property to include the vacated portion of Apache Lane. She stated that 41 the proposed legal description of the property would be Lot 1 and Lot 2, Block 1, Silver Lake 42 Homes, Ramsey County, Minnesota, 2504 39`h Avenue Northeast. She provided the Commission 43 with a brief overview and history of the request. 44
