Planning Commission Meeting Minutes <br /> December 21, 2004 <br /> Page 2 <br /> 1 Chair opened public hearing at 7:04 p.m. <br /> 2 <br /> 3 Ms. Moore-Sykes stated that Mr. John Dennison, 2812 Silver Lane is requesting that a 20-foot <br /> 4 strip of land that he is purchasing from the owner of the adjoining property at 2825 Silver Lane <br /> 5 be split from that lot and subdivided to add it to his property. She explained that the proposed lot <br /> 6 split would not adversely affect 2825 Silver Lane noting that the lot would continue to meet the <br /> 7 requirements of the City's lot requirements for R-IA, Single Family Lakeshore and also the City <br /> 8 zoning ordinance. She reviewed with the request with the Commission. <br /> 9 <br /> 10 Craig Keppler, Representative for Mr. Dennison stated that the request under consideration <br /> 11 corrects the original request adding that he is present to answer any questions the Commission <br /> 12 might have. <br /> 13 <br /> 14 Chair Stromgren asked if any of the neighbors in the area have expressed any concerns. Ms. <br /> 15 Moore-Sykes stated that she received two phone calls from residents, a neighbor and a <br /> 16 prospective buyer, called to ask what was going on with the property. She explained the request <br /> 17 noting that their concerns were addressed. <br /> 18 <br /> 19 Mr. Dennison stated that this would not adversely affect the home on the property and briefly <br /> 20 reviewed his request with the Commission. <br /> 21 <br /> 22 Chair Stromgren closed the public hearing at 7:08 p.m. <br /> 23 <br /> 24 Motion by Vice Chair Hanson, seconded by Commissioner Tillman, to recommend approval of <br /> 25 the application for the subdivision of Lot 2 Block 1, Birkeland 2"d Addition; plus 20-feet of Lot <br /> 26 1, Block 1, Birkeland 2"d Addition, as an addition to the property at 2821 Silver Lane. <br /> 27 <br /> 28 Motion carried unanimously <br /> 29 <br /> 30 Chair Stromgren stated that City Council would consider this request at their January 11, 2005 <br /> 31 Regular meeting. He suggested that the applicants be present to answer any questions the <br /> 32 Council might have. <br /> 33 <br /> 34 B. Subdivision of Property at 2504—39`h Avenue Northeast <br /> 35 <br /> 36 Chair Stromgren opened the public hearing at 7:10 p.m. <br /> 37 <br /> 38 Ms. Moore-Sykes stated that Hunt Associates, owner of the 5.4-acre property located east of <br /> 39 Stinson Boulevard and just south of 39`h Avenue is requesting for a subdivision/plat approval to <br /> 40 subdivide and replat the property to include the vacated portion of Apache Lane. She stated that <br /> 41 the proposed legal description of the property would be Lot 1 and Lot 2, Block 1, Silver Lake <br /> 42 Homes, Ramsey County, Minnesota, 2504 39`h Avenue Northeast. She provided the Commission <br /> 43 with a brief overview and history of the request. <br /> 44 <br />
