1 � <br /> STAFF REPORT <br /> To: Planning Commission Report No.: I12 <br /> From: Kim Moore-Sykes,Assistant City Manager IPW-' <br /> Date: March 15, 2005 <br /> Subject: 3621 Roosevelt Street NE: Lot Split, Lot Width Variance <br /> Requested Action: Concept Review <br /> None;information only. <br /> Background: <br /> I met with Mr. Tom Walek, owner of 3621 Roosevelt St. NE to discuss the possibility of splitting his lot, <br /> creating two R-1, Single Family lots. Upon reviewing the square footage of the lot, I advised Mr. Walek that the <br /> proposed splitting of his lot would result in two non-conforming residential lots. We discussed the possibility of <br /> obtaining a lot split variance. <br /> Mr. Walek also asked if it would be possible to build a twin home unit on this property. I reviewed the <br /> Ordinance requirements for an R-2 use with him and advised him that he would then have to apply to have the <br /> property rezoned to R-2.
