April 11, 2005 <br /> Ms. Kim Moore-Sykes, Assistant City Manager <br /> City of St. Anthony <br /> 3301 Silver Lake Road <br /> St. Anthony, MN 55418-1699 <br /> RE: Revised Site Plan- St. Anthony Village Center <br /> Amcon St. Anthony LLC <br /> Dear Kim: <br /> As part of our request to have the revised Site Plan reviewed by the Planning <br /> Commission on April 19, I am writing a brief narrative outlining the new Site plan and <br /> the modifications from the old plan. <br /> Pertinent facts and comparisons of the new and old plan are as follow: <br /> • The City of St. Anthony Liquor Store and the Retail Building connect on the west <br /> side remain unchanged in design and size. <br /> • The building area on the north end of the site has been modified from a 6,000 s.f. <br /> Restaurant to a 4,500 s.f. multi-tenant building. <br /> • Negotiations on a final lease have begun with a restaurant to take 3,500 s.f. on the <br /> west end of the existing retail building. It is anticipated that as of the meeting <br /> date (April 19), the restaurant tenant will have made application for a liquor <br /> license. <br /> • Total building areas have been reduced by 1,500 s.f. <br /> • Total greenspace has been reduced by I%. This is due to the addition of a drive- <br /> thru on the east side of the new 4,500 s.f. building. <br /> • Paved area has increase 3%. This is due to the addition of a drive-thru on the <br /> east side of the new 4,500 s.f. building. <br /> • There are two less parking stalls provided now than originally planned. <br /> • The new building will still need a variance from the setback, however, the new <br /> building encroaches far less than the original building. There is only one place <br /> where the building was kept 5 feet from the property line. <br /> Overall, we feel this plan allows for a better, more integrated and less congested center. <br /> In the original approval, there was a variance granted for parking in the restaurant of <br />
