Planning Commission Meeting Minutes
September 20, 2005
Page 17
Ms. Moore-Sykes stated that she is not certain what is happening with the St. Anthony
Marketplace outlot. She stated that she is not sure of the timeline for the groundbreaking and
construction noting that it is soon. She stated that Henney's is still moving forward with the
purchase agreement noting that a letter has been sent to the Attorneys noting that the Hitching
Post has met all of the requirements. She indicated that they should start seeing some movement
in next couple weeks adding that the liquor license application would be before the Council at
their next meeting.

Commissioner Jensen asked if it would be appropriate for the Planning Commission to review
text amendments that would address requests for smaller sites before anything else come before
the Commission for consideration. He stated that they should consider at what point they would
make accommodations for design and what would be right for the community. He stated that it
would make sense to examine this before another request is presented for consideration.

Chair Stromgren agreed stating that both are very small parcels.

Commissioner Jensen stated that hearing from the Public Works department on these issues
would be very relevant whether they move forward with applications or not.

Ms. Moore-Sykes agreed stating that there are several issues and concerns that would have to be
addressed before they could move forward.

Commissioner Jensen asked if Lowry is a split right-of-way with the County and where does it
stop. He asked if this would impact the design in any way.

Ms. Moore-Sykes stated that she would try to get that information together for their next review
adding that she would also do more research on the PUD's for smaller parcels.

Commissioner Jensen extended kudos to Public Works Director Hartman and others for the
pedestrian signs. He stated that the signs have made a lot of difference with the drivers in the
area.

Commissioner Jenson stated that they have had a lot of discussion with the Apache Medical
group regarding setbacks adding that they should make sure that they remain consistent with all
groups.

XII. ADJOURNMENT

Motion by Commissioner Jensen, second by Commissioner Hoska, to adjourn the meeting at
9:07 p.m.

_Motion carried unanimously.

Respectfully submitted,
Bonnie Sullivan
