Planning Commission Meeting Minutes
August 16, 2005
Page 11

Mr. Shardlow stated that it is his understanding that the water for the interior sprinkler system
would be flush and that the trigger for the outdoor system is separate from the water source. He
confirmed that a dry medium would be used for the outdoor system over the balconies.

Commissioner Young asked what the diameter of the water sprinkler would be based on the
height of the balcony. Mr. Shardlow stated that he was not sure of the exact measurements
noting that the contractor assured them that it would cover the area.

Vice Chair Hanson asked for the dimensions of the floor and clarification of the materials they
would use for the flooring. Mr. Shardlow reviewed the dimensions noting that the flooring
would be a general construction grade wood.

Commissioner Young asked Mr. Shardlow to discuss the type of fire protection and flame
retardant materials they would use for wood buildings. Mr. Shardlow provided the Commission
with a brief overview of the materials and process noting that the sprinkler systems both within
the building and on the balconies would be inspected by the Fire Department to ensure that all
requirements and standards are met.

Commissioner Hoska asked if they have considered a main shut off valve from the gas main for
each floor in the event that the fire system does not work. Mr. Shardlow stated that it is his
understanding that this is not in place at this specific location noting that this is an idea that he
would like to explore with his partner.

Commissioner Jensen asked if the stoves are gas or electric. Mr. Shardlow stated that the stoves
would be gas.

Commissioner Hoska stated that at the last meeting a question was asked if the stoves would be
similar to Jenn-Aire noting that Jenn-Aire in particular, has a down draft in the stove that would
allow a user to actually grill on the stove and asked if this had been considered. Mr. Shardlow
stated that the reasonable expectation with that feature is that while you can hook up the range
and get the same potential process as grilling, it was their belief that the residents would not be
substantially pleased with having this particular function inside the home.

Commissioner Jensen stated sounded as if whatever option package would move forward and
would be tailored to meet requirements that would also include modifications to the flooring.
Ben stated building is under construction right now, would be more than happy to make the
modifications. Needed.

Commissioner Jensen asked if there would be any protective materials in the ceilings and walls
surrounding the grill. He asked if the water would be suppressed if there is a fire event due to the
grill. He asked if they would consider the same kind of suppression on the inside.

Mr. Shardlow stated that they are currently developing a 55-story residential building in the City
of Minneapolis with the same system noting that according to their fire code the residents could
