f <br /> 2/21/06 <br /> S &T Development <br /> 11751 Troy Lane North <br /> Maple Grove, MN 55369 <br /> City of St. Anthony <br /> 3301 Silver Lake Road <br /> St. Anthony, MN 55418 <br /> Attn: Kim Moore-Sykes <br /> RE: Application to building office/retail building under the C zoning ordinance. <br /> The proposed building at 3XXX Silver Lake Road is being designed to have (4) <br /> individual users having a main level square footage of approx. 1450/sf and a lower level <br /> square footage of 1450/sf. Each end user will ownership of the unit under a condominium <br /> plat with an outlot owned equally by an association run by the four entities in ownership. <br /> This structure of ownership has been done around the Twin City metro area and has been <br /> a very hot piece of real estate for a company to own space for themselves for a wide <br /> variety of reasons. <br /> The main issues in having a successful project is the floor space provided and the parking <br /> spaces directly related to each owner. First, the floor space, as developers of this product <br /> we have found to have the most flexibility is for each unit to be at 32' wide. Some <br /> projects have been done at 30' wide and were successful, however, 32' is ideal. Office <br /> layout with workstations and bathroom layout work best at 32'. <br /> Second,parking is a requirement for each owner to feel like they have adequate parking. <br /> Under surveys provided by others made available to me the minimum amount of parking <br /> required based on the users attracted to these condos' is (8) parking stalls per unit. These <br /> same users are those as described in the ordinance of the City of St. Anthony. <br /> From a calculation standpoint,the first level is usually designed to have no more than(4) <br /> offices (2)bathrooms, receptionist, waiting and copy area. The lower level has a HVAC <br /> room which occupies 200 to 250sf of space and the balance of the space is designed as <br /> conference room, break room another bathroom which leaves room for 2-3 offices. <br />
