We also <br /> discussed the need for a parking variance to correct a parking deficit. I will also <br /> need your floor area calculations to determine the number of parking spaces that <br /> need to be covered by the variance request. <br /> The Planning Commission meets once a month. Because of the statutory noticing <br /> requirements, the City needs thirty (30) days prior to a Planning Commission <br /> meeting to comply with these requirements. Minnesota State Statutes also <br /> require that any land use or zoning related applications be approved or denied <br /> by the governing body within sixty (60) days of receipt of the completed <br /> application by the City. Once we receive the application with related fees, Staff <br /> will review the application to insure it is complete and then proceeds with <br /> noticing adjacent property owners and scheduling the public hearing. <br /> An application for a parking variance has not yet been received by the City and <br /> therefore did not make the City's deadline of January 17, 2006 for the February <br /> Planning Commission meeting. To have your request scheduled for the March <br /> 21, 2006 Planning Commission meeting, you will need to have your variance <br /> application in to the City by February 21, 2006. Following this public hearing the <br /> Planning Commission, which is an advisory body to the City Council,will make <br /> their recommendation for approval or denial to the City Council.
