She <br /> 2 stated that Staff received one phone call regarding this site. She stated that Staff is <br /> 3 recommending approval of the parking variance. <br /> 4 <br /> 5 Brent Thompson, S & T Development, stated that the building is structured in a way where they <br /> 6 are creating a condominium within a building. He explained that they are creating four specific <br /> 7 office spaces as described by the ordinance. He further explained that they would be four <br /> 8 individual and independent 1400 sq foot pads for use by one occupant for each unit. He stated <br /> 9 that this project is similar to five other projects he has done in other Cities adding that they have <br /> 10 found that what they are creating is a project perfect for a situation that is moving from a high <br /> 11 end commercial use to a buffered commercial use. He stated that they are giving business <br /> 12 owners the opportunity to own their own business space versus having to purchase an entire <br /> 13 building. He stated that each section would have very specific parking needs and reviewed with <br /> 14 the Commission. He stated that this proposal fits the use of the site very well noting that this is a <br /> 15 site in transition. He stated that the proposed plan shows that the storm water pond meets and <br /> 16 accommodates the drainage requirements for both sites and assured the Commission that they are <br /> 17 making every effort to ensure that they do not do anything additional that would stress the use of <br /> 18 the pond. <br /> 19 <br /> 20 Commissioner Jenson clarified that tenants would not have to drive through the residential areas <br /> 21 to get to the parking lot. Mr. Thompson confirmed stating that the tenants would access the <br /> 22 property from Silver Lake Road, similar to Tires Plus and reviewed the access points with the <br /> 23 Commission. <br /> 24 <br /> 25 Commissioner Jenson clarified that this project is separate from the PUD for St. Anthony Village <br /> 26 and asked if the design of the building would be aesthetically similar. Ms. Moore-Sykes stated <br /> 27 that there is a Design Committee that has been working with Silver Lake Village adding that the <br /> 28 Committee would invite Mr. Thompson to meet with them to discuss the proposed design. She <br /> 29 noted that the applicant still has to submit their proposal for the landscaping design. <br /> 30 <br /> 31 Chair Stromgren asked for an overview of the elevation of the buildings and a review of the site <br /> 32 plan. Mr. Thompson provided the Commission with a brief overview of the site plan. <br /> 33 <br /> 34 Mr. Thompson provided the Commission with an example of the materials they are proposing to <br /> 35 use noting that it is an exact match to the materials used on the Tires Plus building. He assured <br /> 36 the Commission that it is their plan to keep with the rock-faced block theme in an effort to tie in <br /> 37 with the design of the Tires Plus building. <br /> 38 <br /> 39 Vice Chair Hanson asked if the mechanicals would be visible from the roof. Mr. Thompson <br /> 40 stated that everything mechanical would be housed inside the building except for the condensers, <br /> 41 which would be located off the back of the building. He stated that each unit would have their <br /> 42 own utility and furnace structure housed within their unit space. <br /> 43 <br />
