STAFF REPORT <br /> To: Planning Commission Report No.: VII.2. <br /> From: Kim Moore-Sykes,Assistant CityManager Ob <br /> Date: May 19,2009 <br /> Subject: Lot Split for 4017 Silver Lake Road <br /> Requested Action: Lot split for 4017 Silver Lake Road to create two single family residential <br /> lots;4017 Silver Lake Road and proposed 4016 Penrod Lane <br /> Date Application Received: April 21,2009 <br /> Property Address: 4017 Silver Lake Road <br /> Zoning District: R 1 <br /> 60-Day Expires: June 22,2009 <br /> Waiver Letter Required: N/A Yes Date Sent; No <br /> Future Action: Council Action to approve proposed lot split. <br /> Background: Earlier this year,Ms Susan Lindberg contacted Staff looking for information about applying for a <br /> lot split of 4017 Silver Lake Road. Ms.Lindberg had inherited this property and has had it on the market for <br /> sale. The marketing of this property has produced an interested buyer for the portion of the current lot that <br /> would be vacant should the lot split be approved by City Council. <br /> A recent survey of the lot as it currently exists shows it to be an interior lot of 21,214 square feet or.487 acres. <br /> Of this 21,214 square feet,99 square feet is reserved as a right-of way for Silver Lake Road and 1,117 square feet <br /> that was originally intended for an easement for an alley that was never used. The resultant lots,if the lot split <br /> application is approved,would have Parcel A with 11,166 square feet, including the alley easement and Parcel B <br /> with 10,048 square feet. Both parcels will be conforming lots as required by the City's Zoning Ordinance with a <br /> minimum of 9,000 square feet. Parcel A will retain the address of 4017 Silver Lake Road and Parcel B will be <br /> 4016 Penrod Lane. The buyer proposes to build a single family structure once he closes on the purchase of <br /> Parcel B. <br /> Staff asked the City attorney if it was necessary for the City to vacate the alley easement.
