Other residential, commercial and industrial: Site Plan Approval through <br /> the Planning Division is required. <br /> FENCE/WALL PERMIT SUBMITTAL REQUIREMENTS: <br /> 1. A completed Fence/Wall Permit Application. <br /> 2. A Certificate of Survey of the property or an accurate, scaled drawing of the property indicating the location <br /> of house(s), garage(s),other improvements,and the fence/wall all in relation to the legal property lines. <br /> 3. A side view drawing of the proposed fence/wall including construction materials and proposed height of the <br /> fence/wall from ground level. <br /> HOW MUCH ARE FENCE/WALL PERMITS? <br /> There is no charge for permits for fences not exceeding 6 feet in height, or retaining walls not exceeding 4 feet in <br /> height. <br /> FENCE/WALL REGULATIONS AND STANDARDS: (Also see definitions) <br /> 1. Fences constructed of materials with an opacity of up to 100%Tandxnotexceeding six(6) feet in-height-may-be, <br /> located-at•or`behiiid'ff&►inifiiifiiim front setback-line;required-for the principal,structure-omthelot. Said fence <br /> may be located within a required front yard area that qualifies as an equivalent rear or side yard as defined by <br /> the Zoning Ordinance. <br /> 2. Fences constructed of materials with an opacity of 50% or more and not exceeding thirty-six (36) inches in <br /> height may be located within a required front yard area. Fences constructed of materials with an opacity of <br /> under 50%(e.g. wrought iron,chain link,split rail) and not exceeding forty-eight(48) inches in height may be <br /> located within a required front yard area. <br /> 3. On corner lots or lots adjacent to railroad rights-of-way, no fence over thirty-six(36) inches in height shall be <br /> located in a sight visibility triangle(30' along each curb line). <br /> 4. Should the rear lot line of a lot in a residential district be common with the side lot line of an abutting lot, that <br /> portion of the rear lot line equal to the required front yard setback of the abutting lot shall be fenced in <br /> accordance with the provisions of#2 above. <br /> 5. That side of any fence considered to be its "face" (the finished side having no structural supports) shall face <br /> abutting property or street right-of-way. <br /> 6. Fences are not permitted within wetland buffer areas. <br /> 7. Retaining walls greater than four (4) feet in height require the issuance of a Building Permit and must be <br /> accompanied by an engineered design. <br /> 8. A fence shall be required on the top any retaining wall that exceeds four (4) feet in height. The Zoning <br /> Administrator may grant exceptions to this requirement if the retaining wall does not pose a public safety <br /> concern. <br /> 9. Retaining walls shall not be placed within any drainage or ponding easement unless reviewed and approved <br /> by the City Engineer. <br /> OVER <br />
