the amount of rain water run-off and will leave more green space on the site to reduce rain water run- <br /> off issues and promote biodiversity.The residents of this building will be frail and the shorter corridor <br /> lengths to the central elevator will be welcome because many of them are struggling with mobility <br /> issues.The building will consist of 50 to 58 units. <br /> Landscaping <br /> The proposed landscape plan will be consistent with Lang-Nelson's normally high and award winning <br /> standards.The plan will feature base planting around the building perimeter and boulevard trees along <br /> Kenzie Terrace.There will be a lower screen planting supported by a dense application of over story <br /> trees along the south property line next to the southern residential neighbors.The rain water garden <br /> amenity areas will feature tall grasses that can live in wet or dry conditions as dictated by the season <br /> and weather.We also plan on natural wild flowers and grasses to be planted in these decorative areas. <br /> These areas will match landscape vegetation water tolerance to the drainage design component of the <br /> P 9 � ) 9 9 . P <br /> garden. For rain gardens at the locations shown on the design sketches a drain tile would be the <br /> recommended.The tile would allow the gardens to drain themselves of excess water. Drain tile keeps the <br /> gardens from getting waterlogged and provides the drainage design components of detaining the storm <br /> water and providing water quality treatment.The landscape design will be coordinated with the vision of <br /> the Owner and considerations of site conditions and selection of water tolerant plantings. <br /> Construction materials <br /> The proposed exterior materials and finishes will be consistent with the residential nature of the <br /> neighborhood and the adjoining apartments.There is no specific design for the exterior yet.The building <br /> will have a sloped shingled roof.The walls will be finished with"Hardie" panel trim and siding details <br /> including significant areas of brick finish to complement the adjacent structures and styles.The masonry <br /> base of the building will be finished with an integral color cast decorative split stone CMU product. <br />
