Granting of the variance will allow construction of the drive through porte-cochere at the entry <br /> to this facility to allow safe,protected ingress and egress to this facility and to vehicles bringing people to and from <br /> the facility. <br /> The construction of the proposed porte-cochere is a permanent structure built of steel standing seam metal roofing <br /> & stucco columns attached to one side of the existing building. It is a completely reasonable feature for such a <br /> facility and it is not permitted by the zoning code due to the front yard setback requirements on this site. <br /> The construction of the proposed porte-cochere is necessary to provide safe, protected ingress and egress for <br /> residents and visitors. The setbacks are unique to the property and are not created by the property owner and the <br /> current 30' setback was not a requirement when the building was originally designed and constructed. The <br /> existing pedestrian canopy extends into this setback area and is intended to be removed with this addition. <br /> The variance, if granted, will not alter the essential character of the locality. It will improve the character of the <br /> area by enhancing the appearance of the facility. <br /> Economic considerations alone are not the basis of the practical difficulties. The owner is willing to spend this <br /> money to improve safe ingress and egress and enhance the appearance of the facility. Due to the layout of the <br /> building and site,this is the only way to achieve this in an effective efficient manner to the main entry of the <br /> facility. <br />
