Mr. Kozulla is asking that an additional <br /> monument sign at the Kenzie Terrace entrance be allowed in the future should this second sign be desired. <br /> An attached spreadsheet shows the proposed changes; the comprehensive sign plan that was adopted in <br /> 1989; and the current City Ordinance requirements for signs in the Commercial District. <br /> Mr. Kozulla addressed other issues in his letter to the City dated September 8,2011 as the result of <br /> questions asked of him by the Planning Commissioners during the concept review of the planned <br /> renovation for the Shopping Center. He received many questions regarding the parking lot for the <br /> Shopping Center because of the Center's plan to do a mill and overlay. As he stated in his letter, the <br /> Shopping Center has 86,564 gross square feet of floor area. The City Code requires that a commercial <br /> property installing a parking lot today have one (1) parking space per 300 SF of gross floor area,measuring <br /> 9' by 19'. <br /> The mill and overlay that is part of the planned renovation of the Shopping Center is nothing more than <br /> maintenance of an existing parking lot,which has existed at the current site and mostly unchanged since <br /> construction was completed in the 1960's. As such,the parking lot for the Shopping Center is considered <br /> grandfathered in and is not required to conform to the City's Zoning Ordinance on Commercial Parking, <br /> which was passed in 1976. <br /> The Center has approximately 294 parking spaces. Mr. Kozulla states,however, due to the existing <br /> landscaped islands, the size of the spaces vary from 8.5' to 10' wide and 18' long.
