Larson, Liquor Operations <br />SUBJECT: Relocation of Store 2 <br />DATE: December 20, 1996 <br />Oil <br />I have had the opportunity to research two sites for relocating <br />Store 2. Those two sites were the Exhaust Prcx's building at 40th <br />and Silver Lake Road and the Tires Plus site at 39th and Silver <br />Lake Road. <br />In my opinion, the Tires Plus site is better suited for our needs. <br />I will outline a few of my reasons: <br />-An intersection that is controlled by stop lights. <br />-An intersection that has a Northbound left turn lane <br />controlled by lights. This type of intersection is considered <br />people (consumer) friendly. <br />- Future development of the mall will create the Tires Plus <br />intersection as the "main entrance ". <br />-Lot size that is best suited for a large warehouse store. <br />- Building pads to the North of the Tires Plus location have <br />tenants that our liquor store can "feed" off of (i.e. video <br />store). <br />-TCF bank located directly East of our location. <br />At this point in time, I do not feel that the Exhaust Pro's site <br />would be large enough to accommodate our store. I believe we would <br />need variances to build a store the size we would need to <br />efficiently service our customers. Even with variances, the store <br />may not be large enough. <br />11 <br />
