0 <br />-2 - <br />consider the project could be successfully undertaken and the mix of <br />market rate and subsidized senior housing, which would be included in <br />the 400 to 425 units the Knutson Company proposes to develop in three <br />stages, starting with the 125 units to be built in the next building <br />season on the north side of the Kenzie Terrace site. <br />The formal presentation was completed at 6:30 P.M. and at that time the <br />developer was presented with a written list of questions about their <br />proposal which they responded to until 6:54 P.M., at which time the <br />meeting was recessed. <br />The presentation and responses to the questions were taped and trans- <br />cribed for permanent record as was the interview and questioning of the <br />second firm whose presentation was given at 7:15 P.M., following the <br />recess. <br />When the meeting was resumed at 7:15 P.M., the Chairman read the same <br />prepared statement which had preceded the Knutson presentation and at <br />7:20 P.M., the second team of developers presented their proposal for <br />the redevelopment project. <br />Stephen Yurick of the Arkell Development Company told the H.R.A. mem- <br />bers his firm would enter into a joint venture with Kraus -Anderson, <br />Rothschild Financial Corporation, and Saunders-Thalden & Associates, <br />Inc., architects, to develop approximately 495 market rate and sub- <br />sidized senior housing units in the Kenzie Terrace area in three stages, <br />the first of which would be 135 units of market rate housing to be <br />constructed within a year on the northern project site. <br />Mr. Yurick introduced the representatives of the other team firms who <br />were in attendance, including Gary Tushie of Saunders-Thalden; Gary <br />Gustafson and Rich Kirschberg of Rothschild; and Jack. Sleddin, Dan <br />Egglesma and Vince Kaufman of Kraus -Anderson. They joined in with the <br />developer in discussing the various facets of their proposal and when <br />the formal presentation was completed at 7:50 P.M., joined with Mr. <br />Yurick in responding to a list of questions which covered the H.R.A.'s <br />concerns about the financing options, should 202 funding not be <br />available for the second phase; their reaction to the Developers Con- <br />tract; their ability to develop the entire project and whether or not <br />they foresaw difficulties in meeting the design guidelines set down <br />for the project. <br />The question period ended at 8:10 P.M., at which time the meeting was <br />recessed until 8:29 P.M. <br />Motion by Commissioner Ranallo and seconded by Commissioner Enrooth to <br />adjourn the Housing and Redevelopment Authority at 8:30 P.M. <br />Motion carried unanimously. <br />Respectfully submitted, <br />Helen Crowe, Secretary <br />
