ANTHONY <br />KENZIE TERRACE TASK FORCE MINUTES <br />February 11, 1981 <br />The meeting was called to order at 7:10 P.M. by City Manager <br />Jim Fornell. <br />Task Force members present at the meeting: Dr. Charles Kirk; John <br />Madden; George Marks; John DuRand; Mikki Gottwalt; Rosemary Franzese; <br />Richard Enrooth; Clarence Ranallo; Al Plaisted; Jerry Kelly; Jim <br />Haugen; Judy Makowske; Hobie Swan; Roman Hentges; Art Kuross. <br />Also present: Ron Berg, Administrative Assistant; Jim Fornell, <br />City Manager. <br />Absent: Marland Johnson; Mary Cotroneo; William Zawislak; Jim Gahagen. <br />Motion by Mr. Madden and seconded by Dr. Kirk to approve the minutes <br />of January 7, 1981. <br />Motion carried unanimously. <br />Mr. Fornell inquired if there -were any nominations or someone inter- <br />ested in Chairing the Task Force. Mr. Jim Haugen indicated such <br />interest. <br />• Motion by Mr. Marks and seconded by Mrs. Gottwalt to name Jim Haugen <br />as Chairman of the Task Force. <br />Motion carried unanimously. <br />Barbara Lukerman, a research planning consultant who has been work- <br />--_ ing with Westwood Planning on the Kenzie Terrace study, was intro- <br />�- duced and presented the market analysis of the Kenzie Terrace retail <br />district. The 73 page analysis had earlier been provided to all <br />members for their study and Ms. Lukerman commenced to review the <br />analysis and its conclusions. She stated the analysis was a study <br />of the various market options in the Kenzie Terrace District, i.e., <br />commercial, office, housing, and combinations of these. As con- <br />tained in the report, Ms. Lukerman.reviewed the scope of the report <br />and the data gathered and used in the analysis. This included a <br />description of the existing economic conditions, an identification <br />and evaluation of competitive retail centers, and a designation of <br />market areas which includes a primary market for convenience goods <br />and a secondary market for comparison shoppers goods. <br />Ms. Lukerman continued by reviewing the calculated retail sales <br />potential for the market areas by specific lines of goods and the <br />calculated current capture levels of that sales potential. From <br />this gathered data, Ms. Lukerman presented the evaluated conclusions <br />for market opportunities. <br />r1 <br />U <br />
