page 25 <br /> <br />Impervious surface and stormwater: The project will increase the impervious surface within the <br />project area and, as a result, stormwater runoff. The project will need to provide volume and rate <br />control that does not exceed the existing conditions. <br /> <br />Sanitary and Water: The existing sanitary sewer system is capable of handling the additional <br />units, but the project will likely need to construct a lift station with two pumps (one for <br />redundancy) with a capacity of 600 gpm through a 10” inner diameter forcemain. <br /> <br />The existing water supply system will be inadequate to provide the minimum fire flow rate under <br />proposed conditions. Upsizing the City’s existing trunk main may be required to provide the <br />development with the required 3,500 gpm fire flow rate. <br /> <br />Traffic: The project will increase traffic in the area and four intersections will experience <br />increased queue length as a result of the project. Several mitigation measures were recommended <br />that will address the increased traffic, and are included in Section 18c above, and in the Traffic <br />Impact Study in Appendix D. <br /> <br />The project is expected to begin in summer 2017. Construction will be phased and is expected to <br />be completed by 2022. Mitigation measures to address the impacts resulting from the project will <br />be put in place within the same timeframe. Therefore, it is not anticipated that the impacts will <br />combine to create a cumulative potential effect. <br /> <br />b. Describe any reasonably foreseeable future projects (for which a basis of expectation has been <br />laid) that may interact with environmental effects of the proposed project within the geographic <br />scales and timeframes identified above. <br /> <br />The area surrounding the project area is fully developed. No reasonably foreseeable future <br />projects that would combine with the impacts described in this EAW to create cumulative impacts <br />exist. <br /> <br />c. Discuss the nature of the cumulative potential effects and summarize any other available <br />information relevant to determining whether there is potential for significant environmental <br />effects due to these cumulative effects. <br /> <br />No cumulative potential impacts are expected. <br /> <br /> <br />20.
