CITY OF ST. ANTHONY VILLAGE <br />STATE OF MINNESOTA <br />RESOLUTION 17 -059 <br />A RESOLUTION APPROVING THE LOT LINE ADJUSTMENT AND PARCEL <br />TRANSFER TO THE PROPERTY AT 3017 CROFT DRIVE <br />WHEREAS, the City Council considered this request at a regular meeting on August 22, 2017; <br />and <br />WHEREAS, staff presented a Staff Report that provided information regarding the proposed <br />lot split and parcel transfer from the Applicant and the owner of 3021 Croft Drive; <br />and <br />WHEREAS, staff also presented the City Council with a survey, completed by Advance <br />Surveying & Engineering, showing the lot line adjustment and calculating the <br />new parcel areas and impervious coverage; and <br />WHEREAS, the current owner of 3021 Croft Drive, Sothamith Chan, appears amendable to the <br />lot line adjustment and parcel transfer to John Flagg, owner at 3017 Croft Drive, <br />due to the provision of a signed Quit Claim Deed; and <br />WHEREAS, a lot line adjustment is considered a minor subdivision request wherein the full <br />subdivision and platting requirements can be waived at the discretion of the City <br />Council; and <br />WHEREAS, the City Council has reviewed the request in its entirety, found the request for the <br />lot line adjustment and parcel transfer to meet the requirements for approval set <br />forth in city code and enumerated in the Staff Report; and <br />WHEREAS, the Staff recommends to the City Council to approve the lot line adjustment and <br />parcel transfer, subject to the following conditions, and in accordance with the <br />staff report dated August 22, 2017: <br />1) Satisfactory submittal of evidence to provide proof of clear title (and <br />resolution of any outstanding title issues); <br />2) City Attorney review and resolution of any other outstanding legal issues <br />associated with recording of the plat. <br />NOW, THEREFORE BE IT RESOLVED, that the City Council of the City of St. Anthony does <br />hereby approve the following requests: <br />
