Plans have been prepared by Wenck Associates., dated July 17, 2017. The plan includes the <br />storm water management plan, site plan, grading plan, sanitary sewer, water, and storm utility plans. <br /> <br />We have the following comments and recommendations for this development plan review. <br /> <br />General <br /> <br />1. Prior to the start of any construction, permits will need to be obtained and submitted to the city <br />from the following agencies: <br />a. MPCA Construction General Permit <br />b. MPCA Sanitary Sewer Extension Permit <br />c. MnDOH Watermain Extension Permit <br /> <br />2. An operations and maintenance component will be required to ensure that the stormwater <br />treatment facilities will be maintained long term. The declarations must at a minimum include the <br />following: <br />a. Annual inspection and reporting to the city <br />b. Maintenance of all erosion control measures including, but not limited to: rip rap, storm <br />sewer outlets, catch basin inlets, etc. (annual documentation required) <br />c. Verification of system drawdowns with 48 hours (annual documentation required) <br />d. Removal of sediment, trash and debris (annual documentation required) <br /> <br /> <br />Existing Conditions, Erosion, and Sediment Control <br /> <br />1. Submit erosion control plans. <br /> <br />2. Identify and label construction limits. <br /> <br />3. Identify and label benchmark elevations. <br /> <br />4. Submit boring report and logs. <br /> <br /> <br />Grading Plan <br /> <br />1. Label top and bottom elevations of the proposed retaining walls. <br />205
