Planning Commission Regular Meeting Minutes <br />June 19, 2012 <br />Page 4 <br />Commissioner Jensen stated the revised sketch shows 24' between the garage and the existing <br />home and asked if the applicants considered placing the garage closer to the side lot line. <br />Ms. Socha explained their original proposal had the garage closer to that lot line but they were <br />advised by City staff there would be an issue with the proximity of the curb cuts. She indicated <br />that 24' is adequate to address any drainage issues. She added they have no problem moving the <br />garage closer to the adjoining property line. <br />9 Commissioner Jensen encouraged the applicants to further review their proposal to see if <br />10 adjustments should be made to the rear setback to make sure they have left enough space <br />11 between the garage and the house. <br />12 <br />13 Ms. Socha stated the size of the garage is important to them and if a smaller garage were built, <br />14 they would have to add a storage shed on the property. She indicated they feel a larger garage <br />15 looks more professional and they do not believe the proposed garage will look out of proportion <br />16 in the neighborhood. <br />17 <br />18 VII.2. Request for a Variance to the Side Yard Setback City Code Section 152.104(E) at 3700 <br />19 Foss Road/3405 37`h Avenue. St. Anthony Healthcare Center. <br />20 <br />21 Interim City Planner Corkle explained that St. Anthony Health Center has requested a side yard <br />22 setback variance to construct a 23' 4" light well in the side yard where the building juts out. She <br />23 stated that City Code requires a 30' setback and the proposed light well would extend into the <br />24 side yard by three feet. She indicated the light well would be located along the front of the <br />25 building in a portion of the jut out which currently houses the physical therapy unit in the <br />26 existing basement. She stated the light well is requested at this location to allow natural light <br />27 into the physical therapy area and the applicant feels this represents the best location for the light <br />28 well. <br />29 <br />30 Mr. Alan Plutowski, TWP Architects, appeared before the Planning Commission on behalf of the <br />31 applicant and explained that as part of a remodeling project, the applicants want to add natural <br />32 light into the physical therapy space. <br />33 <br />34 Commissioner Niccum expressed concern about having a light well close to a public sidewalk <br />35 and the potential for people to stand on or damage the glass. <br />36 <br />37 Mr. Plutowski stated the light well is constructed of special grade safety glass similar to what <br />38 would be used on a roof. <br />39 <br />40 Commissioner Jensen requested further information regarding landscaping in this area and asked <br />41 if the existing tree will need to be removed. <br />42 <br />43 Mr. Plutowski stated the tree will be removed and the applicants have indicated they would <br />44 replace the tree or add more vegetation to the area. <br />45 <br />46 Commissioner Cincoski requested further information about water drainage. <br />
