Based on review, staff recommends approval of the requested variance for the property located at 2653 Stinson Boulevard subject to the conditions as outlined in Exhibit C. Background The property owners wish to construct a 10 -foot by 20 -foot (220 square feet) shed in the front yard of the property located at 2653 Stinson Boulevard. The property is located at the corner of Stinson Boulevard and 27th Avenue NE. The proposed shed would be located approximately six feet from the front lot line (at the closest point — please note the shed is angled to avoid removing a tree and to provide better screening) and approximately 12 feet from the existing art studio /garage. The proposed shed meets the required side yard setback.
