CONCEPT REVIEWS. <br />8 <br />9 VIII.1 GREENHOUSE — BIODIVERSITY INCUBATOR COMPANY —VARIANCE TO <br />10 SETBACK <br />11 <br />12 Assistant City Manager Moore -Sykes indicated that Staff met with Tom LaSalle, LaSalle Group, <br />13 who is representing a bio -tech research incubator company. The company is small but growing <br />14 and as such is interested in purchasing the property at 2845 Anthony Lane S. They are looking <br />15 for a larger property, which can be renovated into a plant research laboratory. As a part of the <br />16 building, they also want to build greenhouses to supply the plants that are needed for ongoing <br />17 research projects. Assistant City Manager Moore -Sykes reviewed §152.141 Permitted Uses, (E) <br />18 allows laboratories for research and testing. Mr. LaSalle reported during a meeting with staff the <br />19 plan for the greenhouses puts them on the south side of the property but because that side is <br />20 adjacent to the street, the required side yard setback is 40 feet. Staff advised that a variance to <br />21 the 40 -foot set back would be needed before the construction of the greenhouses could begin. <br />22 <br />23 Commissioner Jensen requested the applicant provide a site plan. He would like to know more <br />24 about the balance of space planning. He also would like to know about pending. Assistant City <br />25 Manager Moore -Sykes stated when she spoke with Mr. LaSalle she had reminded him of the <br />26 concept review and he did not respond until he sent an email stating he would not be available to <br />27 attend tonight's Planning Commission Meeting. Commissioner Jensen questioned parking and <br />28 stated he would like to have a more complete summary. <br />29 <br />30 Commissioner Cincoski questioned if the greenhouse could be moved to the other side of the <br />31 building and Assistant City Manager Moore -Sykes stated Mr. LaSalle stated the plan is the best <br />32 location for greenhouses. <br />33 <br />34 Commissioner Jensen questioned the operation in the greenhouse. It was indicated that <br />35 additional information will be obtained from the applicant by Staff. <br />36 <br />37 VIII.2 3055 OLD HIGHWAY 8; CUP FOR ASSEMBLY, SCHOOL <br />38 <br />39 Assistant City Manager Moore -Sykes indicated that Staff met with representatives from the Abu - <br />40 Huraira Islamic Center, who are proposing to purchase the Light Industrial property, St. Anthony <br />41 Business Center at 3055 Old Hwy 8, also known as the Medtronic building. They are planning <br />42 to submit a request for a Conditional Use Permit for assembly and for a school.
