§152.089 DIMENSIONAL REGULATIONS. (R -3) <br />(E) Front Yard. The front yard is the vard abutting an improved street from which the lot gains primary <br />access or the yard abutting the entrance to a building <br />(-L) The front yard setback must have a depth equal to the greater of 30 feet, measured from the <br />front property line to the principal structure or a distance equal to the average of the front yard <br />depths of the 2 adjacent lots. <br />(F) (t) Side Yards. The side yard is the vard adjacent to the ropeity line not otherwise designated as a <br />front or rear yard. <br />(1) Interior, rectangular - shaped residential lots must have 2 side yard setbacks, the combined <br />width of which is at least 25 feet, and one eaeh side yard setback must be at least 10 feet wide. Side yard <br />setbacks adjacent to a street must be at least 30 feet wide. <br />(G) (I4) Rear Yard. The rear yard is the yard opposite the front yard. <br />(I) The rear yard setback must have a depth equal to the greater of 25% of the depth of the entire <br />lot or 30 feet, measured between the rear property line of the lot and the nearest point of the principal <br />structure and shall extend across the full width of the rear of the lot to each side yard setback <br />(j) (1) Unit Width. <br />(1) (3) Lot Coverage. <br />(J) (K-) General regulations. <br />
