Planning Commission Regular Meeting Minutes <br />February 26, 2018 <br />Page 7 <br /> <br /> <br />Ms. Rothstein stated staff has completed a thorough review of the proposal and has the following 1 <br />comments and conditions for the Preliminary PUD Development Plan and Preliminary Plat: 2 <br /> Setback from Kenzington Terrace Condos – Increase the setback from the property line 3 <br />by approximately 20 feet, shifting the development to the west. 4 <br /> Vacation of Easement – There is currently a water main easement through the site, which 5 <br />will need to be vacated through a separate action accompanying a final plat. 6 <br /> Engineering Comments – The full City Engineer memo and storm water management 7 <br />memo are available as attachments and all changes should be made, per the memo to the 8 <br />satisfaction of the City Engineer. 9 <br /> Agency Comments – Park Board and Hennepin County permits shall be obtained and 10 <br />permit requirements should be incorporated, as final approval by those agencies requires. 11 <br /> Revised Traffic Study Recommendations – All traffic mitigation efforts listed in the 12 <br />revised traffic study shall be part of the conditions for approval, as permitted by other 13 <br />regulating agencies (Park Board and Hennepin County). 14 <br /> Receipt of All Applicable Permits – All agency permits shall be obtained and plans 15 <br />approved prior to construction on the site. 16 <br /> 17 <br />Ms. Rothstein stated staff recommends approval of the preliminary PUD plan and preliminary 18 <br />plat, contingent on the requirements and items listed in the staff report and its attachments. Staff 19 <br />offered three options for the Planning Commission to consider: 20 <br />1. Motion to recommend approval of the preliminary PUD development plan and preliminary 21 <br />plat, contingent upon the items listed in the staff report and its attachments. 22 <br />2. Motion to table action on the preliminary PUD development plan, and preliminary plat, 23 <br />based on the submittal of additional information, as enumerated in the staff report. 24 <br />3. Motion to recommend denial of the preliminary PUD development plan, and preliminary 25 <br />plat, and direct staff to prepare a draft resolution declaring terms of the same. 26 <br /> 27 <br />It was noted that additional items provided for the Commission for review were: 28 <br />1.
