I. SITE SETTING INFORMATION <br /> <br />1. Complete the following table: <br /> <br />Site address 2501 Lowry Avenue NE <br />City (or Township) City of St. Anthony Village (“the City”) <br />Hennepin County Commissioners <br />District No. <br />2 <br />Property Identification No. 0702923230001 <br />Site acreage 15.44 <br />Current and former site buildings: <br />type, floors, square footage, age, and <br />date of demolition or years vacant (if <br />applicable) <br />Prior to cleanup and construction, four <br />structurally substandard buildings will be <br />demolished, including a concrete block <br />garage/workshop building (2,112 square feet), <br />a residential duplex (2,586 square feet), a one- <br />story rental office/commercial barber shop <br />building with a storm shelter in the basement <br />(3,096 square feet), and a laundry/shower <br />building (2,925 square feet). Structures are <br />currently vacant, dilapidated and would need <br />significant repairs if they were to be used any <br />longer. Asbestos containing materials were <br />identified in three of the four buildings and will <br />be properly abated prior to demolition. <br />Current land use (indicate if site is a <br />vacant lot) <br />The property is currently unoccupied but was <br />most recently used as a mobile home park <br />Current zoning type R‐1 Single‐Family Residential <br />Future zoning type (final <br />development) <br />Planned Unit Development (“PUD”) <br /> <br />2. If a zoning change is required for the proposed final use of the site, describe the expected <br />zoning and the necessary procedure for obtaining the change. The property is currently <br />guided by the Comprehensive Plan as High Density Residential, which will be the final use of <br />the property. Preliminary Plat and PUD approval has been granted, the next step will be final <br />plat approval (expected May 2018). <br /> <br /> <br /> <br />74
