August 16, 2018
Page 3

Staff does not believe property values will be affected.
5) Is there a compelling public interest to change the zoning code in this manner?
In Staff’s analysis, there is a compelling public interest to change the zoning on this property
because the zoning will then match the existing use, which is an acceptable use. It is better from
a planning perspective to have zoning consistent with existing land use, unless re‐development
is a desired outcome.
RECOMMENDATION
The Planning Commission met on August 27, 2018 and held a public hearing. No members of the public
spoke and the Planning Commission voted unanimously to recommend approval of the requested
rezoning at 3331‐3329 Stinson Boulevard.
POSSIBLE ACTIONS
1. Adopt resolution approving the re‐zoning of 3331 and 3329 Stinson Boulevard from R‐1 Single
Family Residential to R‐2 Two Family Residential.
2. Denial of the re‐zoning of 3331 and 3329 Stinson Boulevard from R‐1 Single Family Residential to
R‐2 Two Family Residential.
3. Request Additional Information and Table the Application. The applicant appears to not have
provided enough information for the City Council to approve or deny the request.
ATTACHMENTS
Location Map
Application Materials

65
