<br />Classified - Confidential <br />Lot Coverage Greater Than 35% <br />One item considered heavily before remodeling/adding on was to go up or out. We chose to go out, <br />versus up to keep in line with the neighborhood aesthetic being mainly one-story ramblers. This <br />decision added 5% to our lot coverage. Our lot is just over 9000 sq ft which changes our lot coverage <br />percentage dramatically (from 40% to 35%). On our block (Pahl Ave. between Wilson and Roosevelt St.), <br />there are 18 60 ft. wide lots (the same width as our lot); and of these lots, 15 (83%) are under 9000 sq. <br />ft. Because of the way the code is written, these 15 smaller lots are allowed more lot coverage than our <br />lot. With most lots allowed 10% more lot coverage. <br /> <br />The north and south property lines are not parallel for the lots on the north side of Pahl Avenue which <br />increases lot length, thus lot size, as you go from west to east down Pahl Avenue. It is the inherent <br />property of unparallel (lot) lines that puts us at a disadvantage to 83% of our neighbors with lots sizes of <br />the same width (size). Being that our lot is longer, we therefore need additional walkway to get from <br />the front to the back of the property, and therefore more lot coverage than our neighboring, shorter <br />lots. <br /> <br />It is our current sidewalk configuration that would have to be revised if a lot coverage variance is not <br />granted. We are currently over lot coverage by 2.5%, or 232 sq ft, and are seeking a variance to <br />maintain this overage in keeping with the allowed coverage for smaller lots on our block. We feel this is <br />a reasonable usage of our property that takes into consideration the unique circumstances of our lot <br />and maintains the intent of the zoning code. <br /> <br /> <br /> <br /> <br /> <br />Formatted: Font: Not Bold
