2609 PAHL AVENUE <br />STAFF RECOMMENDATIONS <br />2. Patio/Sidewalk Encroachment (Side Setback Variance) <br />Staff recommends denial of the variance as requested. This recommendation includes a <br />requirement that the applicant make corrections to the submitted plan, as well as the <br />constructed improvements, to ensure that either (a) any paved area greater than 5 feet <br />in width meets the required 5 foot setback for patios; or (b), any paved area is modified <br />to be no more than 5 feet in width so as to constitute a sidewalk rather than a patio. <br />2609 PAHL AVENUE <br />STAFF RECOMMENDATIONS <br />3. Impervious Surface Variance <br />Staff recommends approval of the variance for the proposed increase in impervious <br />surface coverage to allow up to 3,400 square feet of impervious surface, and as <br />illustrated on the applicant’s current site plan submitted on April 2, 2019, but with <br />removal of adequate paved surface to meet sidewalk widths of no more than 5 feet, or <br />patio setbacks of no less than 5 feet.
