St. Anthony 2040 Comprehensive Plan Chapter 10:Implementation <br />ൢ൪൦ <br />ZONING AND THE COMPREHENSIVE PLAN <br />Under Minnesota State Statute, a city’s zoning ordinance should “carry out <br />the policies and goals of the land use plan” (MN Statute 462.357 Subd. 2). <br />The Metropolitan Council requires that official controls, such as zoning, <br />“must not be in conflict” with the comprehensive plan or its subsequent <br />updates. As such, all cities that update their land use plans must then follow <br />up with necessary revisions to the zoning ordinance to bring zoning <br />controls into alignment with the goals and policies of the adopted <br />comprehensive plan. <br />St. Anthony’s current zoning map and zoning category descriptions are <br />included here, followed by a discussion of the anticipated zoning updates <br />that may be necessary to bring the City’s zoning code into harmony with <br />the comprehensive plan. <br />FIGURE 8-3: ST.ANTHONY VILLAGE ZONING DISTRICTS <br />Zoning District Description Dimensional Standards <br />R-1 Single Family District <br /> <br />Corresponding Land Use: <br />Low Density Residential <br />This is the primary single- <br />family zoning district in the <br />city. <br />Permitted uses: single <br />family detached dwellings, <br />public or parochial schools, <br />publicly-owned recreational <br />facilities, and state-licensed <br />facilities. <br />Height – 25 feet <br />Minimum lot – 9,000 sq. <br />feet <br />Dwelling minimum – 1,000 <br />sq. feet (one story) <br />FAR: 0.3 maximum <br />Lot coverage: 35% <br />maximum <br /> <br />R-1A Single Family <br />Lakeshore <br /> <br />Corresponding Land Use: <br />Low Density Residential <br />This district is reserved for <br />lakefront along Silver Lake. <br />Permitted uses: single <br />family detached dwellings, <br />public or parochial schools, <br />publicly-owned recreational <br />facilities, and state-licensed <br />facilities. <br />Height – 25 feet <br />Minimum lot – 9,000 sq. <br />feet <br />Dwelling minimum – 1,100 <br />sq. feet (one story) <br />FAR: 0.3 maximum
