FINAL PLAN PUD –LANDSCAPE PLAN EXCERPT <br />FINAL PLAN PUD –PUD CONSIDERATIONS <br />The proposal to have two residential buildings on a single development parcel <br />and amend the PUD to conversion from commercial to residential land use. <br />Building height (code is 35 feet/3 stories); applicant proposes approximately 52 <br />feet and 4 stories (5 including the exposed portion of the lower-level parking <br />garage). <br />Parking supply (code requires 2 per unit, total of 928); applicant proposes 762 <br />spaces –1.54 per unit or 1.17 per bedroom. <br />Lot coverage/impervious surface (R-4 code limits this to 50%); applicant’s <br />proposal is approximately 80% (exclusive of Salo Park). <br />Density (R-4 code limits this to approximately 24 units per acre, <br />Comprehensive Plan calls for 20-40 units per acre); applicant is proposing <br />approximately 38 units per acre. <br />84
