3404 ROOSEVELT STREET NE <br />STAFF/PLANNING COMMISSION RECOMMENDATION: SIDE YARD SETBACK VARIANCE <br />Staff and Planning Commission recommend approval of the proposed side yard setback <br />encroachment toward the south property line for an attached garage setback of 5 feet <br />(and total side setback distance, north and south, of 10 feet), as shown on the plans <br />dated 2/19/19, subject to the following conditions: <br />A.The applicant is able to verify the setback distance as a part of the building <br />permitting process, based on the existing survey and established lot lines. <br />B.The addition will consist of building materials and architecture that match the <br />existing structure. <br />C.The addition will be no more than a single story in height, consistent with the <br />existing building height. <br />D.The roof of the addition will include an eave of no more than 6 inches in width, to <br />minimize encroachment toward the abutting property line. <br />48
