How could this have been approved by the Planning and Zoning Commission <br />without analyzing this data? <br /> <br />The volume of cars expected for a car wash is significant- as many as 600 cars on a <br />Saturday or Sunday, 20 feet from residents’ yards! Would you enjoy having a car wash <br />firing up in your back yard at 8 am on a Saturday or Sunday, nonstop, all day long? We <br />certainly would not like that, and I expect it will significantly reduce our property value. <br />I doubt any of you would appreciate that in your yard. <br /> <br />5. Has a full study done on water use and water management? There are already major <br />water drainage issues in that lot and along the alley during summer rains. Currently the <br />lot is permeable, and we already have this issue. How will this be managed? I have not <br />seen this in the plans. It seems possible that water will be directed into residents’ yards. <br /> <br />I do not believe the city has done their due diligence on any of these issues. I believe the Mayor <br />and City Council should investigate how this was passed by the Planning and Zoning <br />Commission with so many gaps. Regardless of the outcome of this matter, I encourage an <br />investigation into the competence of the Commission prior to their being presenting with <br />further proposals. <br /> <br />Given the lack of due diligence by the Planning Commission to fully analyze the project in the <br />interests of protecting the public and the current residents, I request that the Mayor and City <br />Council reject the permit application. <br /> <br />The Council must find that the use is not detrimental to health, safety, and general welfare of <br />persons residing or working in the vicinity or to the values of property in the vicinity. None of <br />this work has been done. This is a critical oversight.
