January 19, 2021 <br />Page 3 <br /> <br /> <br /> <br /> <br />Within the apartment building, a range of unit types are to be provided. The independent <br />living units are broken down into the following unit sizes: <br />• 11 studio units, from 434 to 804 square feet, <br />• 38 one-bedroom units from 651 to 754 square feet, <br />• 22 one-bedroom plus den units 942 square feet, and <br />• 18 two-bedroom units from 1,127 to 1,226 square feet. <br />The site is currently zoned R-1, Single Family Residential, as noted previously. The <br />consideration of a Planned Unit Development for this project would include a rezoning to <br />PUD zoning district, and adoption of a PUD ordinance limiting the use of the property to the <br />approved site plan, building plan, density, and related facilities. <br /> <br />2. Analysis <br /> <br />Planned Unit Development <br /> <br />Purpose. The applicant wishes to establish a PUD, Planned Unit Development zoning <br />district to accommodate the proposed apartment project. For PUD applications, it is <br />important that the purpose of planned unit development be considered and that a <br />determination is made that this purpose will be fulfilled. <br /> <br />Generally speaking, planned unit development is intended to allow a mixture of uses and/or <br />flexibility from the strict terms of the Zoning Ordinance in return for higher site and building <br />design standards than what would otherwise be allowed or required. <br /> <br />35
