The applicant has provided a landscaping plan that emphasizes tree plantings in <br />perimeter site locations, with shrub planting areas around the building in rock mulch planting <br />areas. Tree planting along Stinson Parkway includes a variety of (mostly) deciduous over- and <br />under-story tree planting in the front yard space between the parking areas and the property <br />line. Existing tree planting in the boulevard space between the sidewalk and the travel lanes is <br />a part of the Parkway improvements, as well as significant tree planting in the median. <br /> <br />One addition to the landscaping plan should be large evergreen plantings at the north end of <br />the shared driveway to screen headlight glare from north-bound employee traffic from <br />affecting the residential area to the north. Because these facilities have staff changes around <br />the clock, this glare could have an impact at certain times. <br /> <br />Sidewalks, Parks, and Open Space. The submitted site plan illustrates concrete sidewalks along <br />the south, east and west sides of the site. Sidewalks are also illustrated within the interior <br />court area. The City Engineer has noted that those sidewalks should be shown as 6 feet in width <br />to match existing improvements in the area. <br /> <br />The site establishes an impervious surface coverage of 50.05% of the development property. <br />The resulting impervious only slightly exceeds the R-4 standard. The applicant has provided a <br />stormwater management plan which has been reviewed by the City Engineer to ensure <br />appropriate drainage control to meet the City’s objectives of flood management in this area. <br /> <br />The facility will be subject to a park dedication requirement which will be detailed as a part of <br />the development agreement.. <br /> <br />Lighting. The applicants have submitted a lighting plan that shows a series of 25 foot poles with <br />down-cast fixtures along the front area of the building, and other limited illumination of the <br />site. Footcandle readings at the perimeter are typically less than 0.5 footcandles, and 0.1 at the <br />alley. <br /> <br />Signage. The Preliminary PUD application does not appear to include any information related <br />to signage. As a condition of Final PUD approval, a sign plan must be submitted which <br />demonstrates compliance with applicable City sign requirements. <br /> <br />Trash Handling. As noted above, trash equipment will be located within the garage level. <br /> <br />40
