January 22, 2021 <br /> <br />To whom it may concern; <br />I have been asked to write an opinion from a Realtor’s point of view on <br />how a car wash operating next door to the Kenzington condo building <br />could affect the property values there. <br />I have been selling residential Real Estate in the Metro Area for 31 <br />years, and have been selling units at the Kenzington since 1993. I have <br />listed and sold and resold well over a hundred units at the Kenzington. <br />I know from my professional experience that properties next to a light <br />industrial-type business such as a car wash will sell for less than <br />properties that aren’t. <br />A car wash, to be successful would have a constant stream of <br />customers, with the associated traffic, noise, radios, exhaust, loud <br />drying fans etc. <br /> It is common sense that a car wash would certainly affect the quality of <br />life, values of the properties and personal life of residents living next to <br />a car wash. People have always bought at the Kenzington due to it <br />being a 55 plus age building and ha ve relied on it being a quiet <br />environment. <br />In my professional opinion a car wash will definitely have a negative <br />impact on the values of the Kenzington condos and any other single- <br />family homes adjacent to it (FYI, there are several such homes directly <br />across the alley from the parcel). <br />Sincerely <br />Kathy Daniels
