1 <br />Charlie Yunker <br />From:Thomas <thomas.isaacson@gmail.com> <br />Sent:Monday, January 11, 2021 6:29 PM <br />To:Charlie Yunker <br />Subject:BLVD Car Wash Proposal <br />Caution: This email originated outside our organization; please use caution. <br /> <br />Hello Mayor, Council Members and City Staff, <br /> <br />Regarding the proposed BLVD car wash on Kenzie Terrace: <br /> <br />The northern boundary of the proposed plan, the side that abuttes the single family residential neighborhood, <br />lacked considerable definition in comparison to the western boundary where The Kenzington is located. <br />Elevation, vehicular access, garbage collection and details of the screening considerations for light, sound and <br />visual aesthetics were not included in the proposal. Before the project is voted upon I think these details need <br />to be established so that the neighborhood knows exactly what is being proposed. <br /> <br />This development exacerbates what is a rather confusing area from a planning and safety perspective. <br /> <br />1. <br />2. The 27th Ave. alley that <br />3. runs next to the proposed development site is rumored to be a one-way intersection between Wilson <br />and Kenzie Terrace and two-way between Wilson and Stinson (a stretch that runs uninterrupted for 1.5 <br />blocks, which is unusual). The correct traffic designation <br />4. could not be confirmed by the city management upon request for clarification (again, unusual). <br />5. <br />6. <br />7. The exit of the alley on <br />8. Kenzie Terrace is a safety concern (confirmed with the police department) because you cannot make a <br />legal left or right turn out of it, which may be why the traffic at this point of the alley is intended to be <br />one-way (again, unconfirmed). <br />9. <br />10. <br />11. The intersection of the <br />12. 27th Ave. alley and Wilson is signed as a dead end when approaching from the north however traffic <br />flows through the intersection. <br />13. <br />14. <br />15. There is visual obstruction <br />16. in the NE corner of the intersection which is a hazard for pedestrians, cyclists and drivers, all of whom <br />regularly use this route. <br />17. <br /> <br />I feel strongly that any development on this lot does not contribute further to traffic in the single family <br />neighborhood immediately to the north. This triangle neighborhood is essentially an island surrounded by the <br />major thoroughfares of St. Anthony Boulevard, Stinson and Kenzie Terrace that also experiences traffic from <br />St Charles Church and School (not to mention NE cut through traffic along 27th Ave). <br />69
