2 <br />This is a more detailed and formal follow up to the email I sent <br />directly to your email address (randy.stille@savmn.com) <br />requesting the opportunity to speak with you regarding the <br />BLVD Autoworks proposed Car Wash addition. <br /> <br />My wife Beth and I are proud members of the Saint Anthony <br />Village community. We are active in many volunteer <br />organizations within the community and have done our best to <br />try and make SAV a better place. I am the current President of <br />the WPPA and a Co-Navigator (leader) in the Voyagers <br />organization. This organization has recently helped with <br />several situations that have directly helped the city and its <br />residents. <br />Beth volunteers for countless events and activities within the <br />community as well. She is also a substitute teacher at Wilshire <br />Park and was one of very few subs that was willing to work this <br />fall, which helped keep the school open as long as possible. <br />We have owned our home on 27th Avenue NE since 2002 and <br />have been very happy with our little pocket in the SAV <br />community (SOSA as it’s known). <br />We are reaching out to you because we are very concerned <br />about the planning commission’s approval of a Conditional Use <br />Permit (CUP) for the proposed BLVD Carwash at 2701 Kenzie <br />Terrace. In order for a Conditional Use Permit (CUP) to be <br />given, the existing laws regarding impact of the project must be <br />satisfied, specifically, in order for the CUP to be approved, The <br />Council must find that the use is not detrimental to health, <br />safety, and general welfare of persons residing or working in <br />the vicinity or to the values of property in the vicinity. <br /> <br />As owners of a single family home adjacent to the lot under <br />consideration, we have the following concerns that have not <br />been addressed and resolved by the St Anthony planning <br />commission: <br />1. Location next to residential property <br />2. Health/safety/general welfare <br />a. Air Pollution <br />b. Noise Pollution <br />c. Safety concerns <br />3. Water capacity and runoff management <br />4. Property values <br /> <br />1. LOCATION: The proposed carwash is in the middle of a <br />residential area. Our single family homes, zoned R-1 would be <br />adjacent to a carwash. Our neighbors to the South, the <br />Kensington, is a multi-family housing building. <br />As far as I am aware, there is no precedent in St. Anthony for a <br />carwash adjacent to an R-1 and we feel that building a car was <br />88
