The Preliminary PUD application does not appear to include any information related <br />to signage. As a condition of Final PUD approval, a sign plan must be submitted which <br />demonstrates compliance with applicable City sign requirements. <br /> <br />Trash Handling. As noted above, trash equipment will be located within the garage level. <br /> <br />Grading, Drainage, and Utilities. Issues related to grading, drainage and utilities should be <br />subject to comment and recommendation by the City Engineer. The City Engineer has reviewed <br />the project at Preliminary Plan stage, and has identified review comments related to civil plans <br />will require technical comment and attention, but none that appear to impact the Preliminary <br />Plan documents or the general site planning. <br /> <br />PUD Agreement. As a condition of Final PUD approval, the applicant will be required to enter <br />into a PUD agreement with the City and post all the necessary securities required by it. <br /> <br /> <br />3. Proof of such access easement <br />shall be provided to the City as a part of the final PUD documentation. <br /> <br />2. Access-related issues shall be subject to comment and recommendation by the City <br />Engineer. <br /> <br />3. The City finds that the proposed parking supply is adequate to serve the facility. <br /> <br />4. Final PUD Plans demonstrate compliance with ADA parking supply requirements (for <br />disabled persons). <br /> <br />5. City Officials find the proposed four-story apartment building heights to be acceptable <br />(within the context of the PUD). <br /> <br />57
